How does Luxhost pricing work?

Our management fee is 20% + VAT, charged as a percentage of the revenue your property generates and billed monthly. Because it is a percentage of revenue, we only earn when you do. Every other cost is listed in the table above, so you can see the full picture before you commit to anything.

What is included in the management fee?

The management fee covers the day-to-day running of your short let:

  • Pricing optimisation
  • Full in-house cleaning and linen supply, including towels
  • Check-in and check-out
  • Guest management throughout every stay, including a manned phone line
  • Full Airbnb management, including damage claims
  • Organising maintenance and repairs

What are the other costs?

Alongside the management fee there are a few one-off or occasional costs:

  • Onboarding: £200 + VAT, taken out of bookings
  • Professional photography: £250 + VAT, taken out of bookings
  • Interior design: £250 + VAT plus 10% of purchases, billed upfront
  • Maintenance and repairs: £35 per hour plus materials, as needed

Are there any hidden charges?

No. We give you a clear, transparent breakdown before we begin, with no hidden charges or surprises.

How much could my property earn?

That depends on the property and where it is. Our case studies show what four London homes earn as short lets compared with a long-term let. They range from around £7,000 per calendar month for a three-bedroom house in Battersea to an average of £30,000 for our flagship house in Fulham.
